The Vacant Home Tax (VHT) declaration for Toronto properties is now open.
All residential property owners must declare whether their property was occupied or vacant in 2025.
This declaration is mandatory, even if you live in your home. The City of Toronto uses this information to determine whether the Vacant Home Tax applies.
The online portal opened in November 2025, and the deadline to submit is April 30, 2026.
If you don’t submit by the deadline, your property will automatically be deemed vacant, and the tax will apply.
Some exemptions are available, such as for homes under renovation or estates, but documentation must be provided.
Don’t wait until the last minute — file early to avoid fines and complications.
